HOAs & historic districts: get the approval before the tear-off
Two different gatekeepers can govern your siding: a private HOA with architectural review, and a public historic-district commission that issues — or denies — a Certificate of Appropriateness. Neither is optional, and both are easier before materials are ordered.
Register entry 1 — HOA architectural review
Typical review asks for material, profile, exposure width, and colour — often from an approved palette — with a sample or product sheet attached. Vinyl is restricted or banned in many metro Atlanta communities; fiber cement is the most commonly approved replacement for wood. Submit early, keep the approval letter with your contract, and note that approval of a material is not approval of every colour that material comes in.
Register entry 2 — Historic districts
Atlanta's designated districts — among them Inman Park, Virginia-Highland, and Druid Hills (the last spanning city and county jurisdictions) — regulate exterior material changes visible from public ways. Work such as replacing siding generally requires a Certificate of Appropriateness (COA) confirming the work fits the district's regulations and the property's historic character, and the COA must be in hand before a building permit issues where one is required. Reviewers generally favour repair over replacement, like-for-like material and profile, and — where replacement is approved — substitutes that match the historic exposure, texture, and shadow lines. Expect to document existing conditions with photographs and elevations; the drawings habit of this book is exactly what a good application looks like.
Register entry 3 — Sequencing
Identify your overlays
HOA covenants, city historic designation, and any local landmark status on your specific parcel — neighbours two streets apart can sit under different rules.
Pre-application conversation
Staff and review committees will tell you what has been approved on your street. That history is your best precedent file.
Apply with drawings and samples
Elevations marked with existing and proposed materials, profile sections, and colour chips.
Order after approval
Material lead times tempt everyone to order early. Resist: an unapproved substitution discovered mid-job stops work, not paperwork.
This page summarises how review generally works; it is not legal advice and does not replace your district's ordinance or your HOA's covenants, which control.
